Mortgage balance, interest rate, monthly payment, number of missed payments (if any), property tax status, estimated property value. You cannot evaluate options without the full financial picture.
Before assuming the worst, ask whether a modification, forbearance, repayment plan, or other loss-mitigation option is available. The lender may have programs — but you have to ask early.
Is this a temporary hardship or a permanent mismatch? If you can afford the payment again in 3-6 months, keeping may be possible. If the property is permanently unaffordable, selling before the mortgage goes deeply delinquent preserves more options.
Traditional sale with an agent, cash sale, subject-to existing mortgage, lease option, short sale discussion with the lender, or deed-in-lieu. Time is your negotiating leverage — don't wait until the auction date is weeks away.
